Sunday morning in the big house was something special. All the house personnel were present except my two women who should be awake by now. I'll call tomorrow and see if I can get an appointment. I'll have the lessons at the Rack to be on the safe side.

"It's probably a good idea to get a third party involved for your learning experience," I told Jules. "One piece of advice about how to play pool better is practice. You have a good nine foot table that you can practice on right here. Have your instructor teach you some basic practice patterns and work on them until you are as near to perfect as possible. Keep doing the exercises and you'll see how rapidly you excel. It won't be any time at all before you'll be taking on some of the guys at the pool hall."

Jules smiled and said, "I hope so. I want to be as good as you two. I'm willing to practice to do it, too."

We decided to go to the Rack for the afternoon and come home for supper. The girls got a table and Katie was working on Jules' stroke and bridge. It's something you have to do over and over until it feels comfortable. You then add difficulty to it by having to shoot over a ball and the other tough shots that will happen in a game. Katie was telling Jules how she and I would show her how we can shoot a match left-handed. There are so many times that you can make hard shots if you can do that.

I played a half dozen one pocket games for a ten each while the girls practiced. I might have come out a ten ahead, but I was buying some drinks and using the cash I received. No one minds losing if you give them a beer or drink when they hand their money over. One pocket is a great game for ball control and bank shot practice. This was my type of practice. It was getting past four so I declined when I was asked to play a 15/1 game, as getting to fifty or a hundred balls can take a lot of time. I promised the guy we would do a match next weekend.

Brindle had us home in the fancy Bentley in a few minutes. She had called ahead to advise the house we were on our way, so a light supper had already been prepared when we arrived. We had some delicious chicken Caesar salad. The chicken was pan-fried in a spicy batter. While we were now being allowed to eat at the counter in the kitchen, I told the two cooks, "I want to eat here and not in that big lonely dining room when I come to eat breakfast after my workout."

Katie said, "You need to be waking Jules and me up to exercise with you. You can show us how to get started and we'll reach our weight goals if we do it with you every day."

Jules shook her large unfettered top and told me, "I'm never going to be small like grandmother, but I'm going to be a little smaller and firmer. You'll love the way I'll feel."

"I already love the way you both feel. As a matter of fact; how about a shower while you get a practical application of some of your grandmother's instruction?"

That's exactly what we did and were asleep early enough so that it would be easier for them to wake up in the morning.


Monday Morning

I got up and put workout clothes on when morning came. I cajoled the girls into getting up and dressing for the gym. I set them up on two of the treadmills after showing them how to stretch, and told them to walk slow and gradually increase the speed to about four miles per hour. They should only walk for twenty-minutes this first morning. They thought some of the stretches were silly, but I assured them that all the stretches were important. I knew I needed more than twenty minutes on the treadmill and pushed myself with speed and incline to get the max effect. I showed them some light nautilus exercises that would be a good beginning after that. They did theirs and I did my free weights, working on my upper body this morning.

They wanted to know if we should eat now or after a shower when we were back upstairs. "Let's get ready for work, then eat. We can tell the cooks we will be down in twenty minutes."

Katie said on the way up to the shower, "It doesn't take us that long to get ready. We both have short hair so it dries fast."

My response was, "It might take me longer to make sure that both of my babes are very clean in certain parts." The two giggled and ran up the stairs to get in the shower.

We were soon showered, dressed, and sitting at the kitchen counter. Breakfast was fun because all the household staff ate together. I asked Brindle, "What did you do with that obnoxious Cadillac Friday night?"

She told me she had put it in the garage. The keys were on the board just inside the door. She told Katie, "I'll run you to work this morning and either Jules or I will pick you up. Brad can use his car for work if it gets here."

My car was a ten year old Ford Escape that had been a great deal when I bought it used about six years ago. It still didn't have a lot of miles and I kept it up. I had it in a little shop that always did a good job anytime that something didn't feel right. They found things going bad and watched for excessive wear when they changed oil and did the preventive maintenance. I had better things to spend my money on, so the Escape was perfect for me. I'm sure the fancy cars in the garage are going to feel like they'll get cooties.

Before breakfast was over, Katie asked, "I missed playing pool last Monday because of having met you. Do you want to play in a 9-ball league? I think I know one team that could use a high skill level player. They have twos, threes, and fours, but no fives or sixes. I play 9-ball on Monday and I am a seven. I should probably be an eight. I'm sure you're a nine."

I smiled and nodded. "How about calling the league operator so I can call the team captain. Ask about an 8-ball team at the same time. You do that on Thursday, right?"

"You're playing on my Thursday night team. Three of my players have been transferred to other cities, so you'll be our seven. Jules can begin playing if she wants to jump in with both feet. She'll be a skill level three to begin with, but she'll go down to a two if she struggles, which she should."

Jules told Katie, "You might be surprised. I'm going to do what I said; get instruction and practice. She turned to Brindle, "How about playing pool with us on Thursday. You can do some practicing here at the house and you can practice there too when we go to the Rack. You can be a newbie too if I'm going to be one."

Katie was all smiles in anticipation of having enough players now. I didn't know what skill level her teammates were, but the higher skill level players are used to sitting out a night. There will always be games to get involved with in the back at a place as large as the Rack.

I gave the two girls a kiss and told them I was on my way to work. I thanked the cooks for breakfast and the upstairs staff for having taken care of my clothes. I was in suit pants, shirt, and tie, and carried my suit coat out to the garage. Brindle had followed me to get the Bentley to take Katie to work. Jules could use one of her toys if she wanted to roam.

The construction people were loading supplies when I showed up. I had a discussion with the supervisor and he told me that he had assigned a laborer to chase supplies for the handymen working on the homes. He had seen my request to remodel the model homes, and asked how I wanted to do it. I told him to do one at a time, to bring them up to perfect condition, and to do any upgrades that could be added. I also reminded him that I wanted two more models built in each development. The guy was walking away shaking his head. He asked, "Who broke the piggy bank for you? You're spending money your predecessor would have never considered."

Someone had beat me into the office again. The receptionist wasn't at her desk, but I ran into her in the break room. She was preparing a large coffee pot. She smiled when I said good morning, and pointed to the old small coffee pot and at the table that now had a large box of sweet rolls and donuts. I told her, "The treats are a nice touch. Make sure whoever brought them is reimbursed from petty cash."

The event room was busy with three of the four people who would be in there today. I was sure the two new temps would be on time at eight, but it was nice to see activity.

Unbelievably, the sales secretary was at her desk with a stack of contracts. Eight salesmen were there doing some kind of paperwork. I asked the secretary, "Do those contracts tell me that we had sales at our developments over the weekend?"

She proudly said, "We had eleven sales, with a half dozen pending, possibly to be closed. I have these contracts ready for the loan group."

"This is exactly what I thought could happen. Just think about when we have more models, more developments, and more salespeople. This is going to be one hell of year for this office. I need to send the partners an e-mail to let them know what has happened."

There were three monitors on my desk when I went into my office. That made me smile, but I wondered about the loan office and went right upstairs to see if they were in yet. The loan manager was already at his desk using a new double screen computer. He looked at me and said, "You're going to need a title company PDQ. You should call legal to find out how they can put one together for you. I think we'll have to farm an appraisal out as well, because we'll be trading houses. You now have the makings of the real estate office that we've been missing. The secretary was busily cleaning three other desks off and looked at me. "If you're going to bring in this much business, I'm getting ready for the staff necessary to handle it. Oh, thanks for the new PC. You even gave me two monitors like the boss."

I had noticed that the trash cans were still full, so I went to accounting. "Do we have an office cleaning service, Connie?"

She looked at me and said, "We pay for one, but I have no idea what kind of contract we have. It's probably another way to siphon money off. Why do you ask?"

"The floors need vacuuming, the front lobby should be sparkling on Monday morning, there's dust on most of the windows, and the waste baskets are all full. A cleaning service should have this place shining on Monday morning. See if you can find a phone number for the cleaning service. Don't pay them any longer until I can find out what the deal is. I'll ask the receptionist too."

The receptionist was polishing the wood floor with a dry mop when I went into the reception area. Her waste basket was empty and the area was well-dusted. I asked, "How come you're doing this and not a cleaning service, Rebecca?"

"We haven't seen the cleaning service for over a month. I like my area clean and neat, so I take care of it."

"Could you give me the number for the cleaning service? And if you know of any others that are good and competitive, I'll call to see if we can have this place brought up to speed. Tell me about what experience you have other than here."

"I was a receptionist for one of the major law firms near here, but the four partners were killed in a plane crash. The practice closed and was sold off in pieces."

"Were you a receptionist or office manager? I know several bigger law firms have their receptionists as office managers too."

The woman smiled and said, "I took care of all the office manager's responsibilities. I can take care of finding us a good cleaning company. Can I have them work a couple of nights a week and on the weekend?"

"That's exactly right. Show them that we're serious about cleaning the office up. If we need to have them come more than a couple extra nights this week, get it done. I also want to do some painting to brighten the place up even though I want to do a major remodel."

The woman was very happy and assured me she would begin taking care of what was needed. I told her, "We had a lot of sales over the weekend, so you may be busy on the phone. Do what's necessary, and bring in a temp for a day or so if you need one."

I walked back down the hall to my office and stopped for coffee on the way. The pastry box was already empty. I would have to do like we did in Tampa and have a box of pastry brought in often. It's a nice treat and reward for an office.

I turned my computer on and brought the company website up on the first monitor. Next I brought my e-mail on the second one, and the third monitor had an old version of Excel. I used the website to get the telephone number for our legal department. It was the same main number, so I called and asked for one of our title attorneys. It took me five minutes to convince the man that the Hollywood office didn't have a title company. I asked him if he could help me set one up because we were going to need one. I also told him I needed direction on how to set up real estate and appraisal companies. I had to explain that the former manager kept cutting staff to show a profit without much income once again. The man said that I needed some local legal advice and he would have the legal counsel contact me about how to put the title office together and get us some legal representation. I found a lined paper pad and began making notes for what needed to be done again. It didn't look so impossible with several people wanting to make the office work.

I know that the first part of making everything work is sales. We had a beginning, but it was going to require a lot of continuous sales to make it all profitable. I looked at small real estate offices online, and then wondered if Jules or Katie might know more people. It's always possible that they knew a licensed real estate broker who might want to work in a company office and manage the sales staff. That person would know other small companies, including appraisers. I needed to check the second floor out again to see how I could use the space up there.

My name was paged to call the receptionist. I was near my office, so I used the phone to dial zero. "There is someone who wants to drop your car off here, Mr. Johnson. Do you want him to take it to your house or apartment?"

"I'll be right there."

I told the man he could unload the car in the parking area. He had one of those huge car haulers and mine was at the bottom rear, ready to be first off. He asked me to check around the car when it was on the ground for any damage that may have occurred in transit. It looked good to me, so I looked inside. That looked like the way I had packed it, so I looked in the back and everything looked good. I signed all the papers that directed his company to bill Mooney. I handed the guy a twenty, hoping that was an appropriate tip.

I pulled the Escape into an empty slot and locked it up. That's when I realized I was going have to get new insurance and register the car in California. I was sure my insurance company would transfer my policy. I was also sure they would want more for insurance in this crazy area.

Two women were washing windows and a third was dusting around pictures on the wall when I walked back into the reception area. Rebecca said, "A lady I know has a cleaning service said she would have the place shining in a couple of days and that she would come in twice a week and on the weekends from now on. The estimate was good according to Connie."

I reminded Rebecca, "Make sure the cleaning service is properly bonded because they will have the keys and security code to the office."

The receptionist told me, "I already asked, and she brought her papers with her today. She will do the offices and the construction trailer."

"Check with whomever, probably the older salespeople, to see if we have a cleaning service for the models. They are being remodeled, but they will need the same cleaning service in both developments."

My cell phone rang, and I answered, "Johnson."

The legal counsel told me, "I'm sending you a third year man with title company experience and an intern. They will be there to set you up and to hire the staff needed on Wednesday. Find them a convenient hotel and a car. I'll have the two take a taxi to the office from the airport. Find some space and create an office for them. Figure on a total of six people and a closing room. I found out that your building was going to be replaced with a much larger space. We own the property there and we don't have to have the construction yard there. I'm sending along the prints for the new building we were planning about five years ago. Look at them to see what else it might need."

"Thank you for being so responsive. I'm going to work hard to make this location better than Florida. I think it has the market and I'm already seeing a change in attitude."

The partner said, "So we've all heard. We've also heard that you had eleven sales your first weekend there. I think you topped the country in sales this weekend. Now to get them financed and built."

I went to Connie and asked her, "Do you know of any small realtors who might join us to run our real estate office? The person could be sales manager and work with appraisals and loans too, if he or she is strong."

Connie was almost laughing, "You don't want much, do you? I do know a guy like that who has a tiny office and does fairly well, but he's told me how lucky I was to work for someone like Mooney. Let me call and have him come by. You could give him something for his business, making it an acquisition, so that it makes him feel good. Let me call him."

The man showed up an hour later, and was with Connie when I caught up to him. I told Connie, "How about giving your people something for them to do for an hour, and having lunch with me and," I stuck my hand out to the man.

Connie did the introduction. "Meet Matt Corrigan, Brad. He owns Four Leaf Realty."

"Nice to meet you, Matt. Want a free lunch?"

When Matt agreed, I told the two, "Give me a couple of minutes and we'll go."

I went to my office and called Jules. When she answered, I asked her, "I'm taking my accountant and a prospective real estate broker to lunch. You know where the office is; where is the nearest best place for a business lunch?"

She paused a few seconds and told me, "Go toward Hollywood Blvd. and look for 'Johnny's on the right. It sort of looks like a dump, but is nice inside and is used by a lot of businessmen for just what you want to do."

"Thanks, Jules, I knew you would know the right place. See you tonight."

She said, "We're going to be playing pool this evening before then. See ya."

I went for Connie and Matt, and stopped by the receptionist for the keys to the Escalade on the way out. When we got into the big white fancy car, Matt said, "I need something like this so that people think I'm successful."

"This will be your ride if we work something out today, Matt. I know I'm moving fast to get everything done, but I need the right people to be successful. We'll talk about it."

Matt laughed when I pulled into 'Johnny's. "How do you know about this place? This is a Hollywood insider place."

Connie told him, "Brad's going to surprise you daily. Just keep your shoes tied or he'll blow your socks off."

We went into the restaurant and were seated in a booth that was surprisingly private. We all had iced tea and ordered a simple Italian dish. Connie said, "They keep the servings small so that you're not lethargic for the rest of the day."

We discussed Matt coming to work for us as our realtor and to manage the sales force. I told him that we would probably end up with near twenty to twenty-four salespeople if we could expand our developments. He would have at least three support people, and we already have an outstanding sales secretary. Matt wanted to make sure I would consider his one secretary for a position, and I assured him we would give her a try.

The man told me, "I only have a dozen listings right now, with only one sale pending, but I'm having problems getting the buyer a loan. It would be a good time to have Mooney take the business over. What kind of offer can you make?"

We quickly agreed on a price, along with his salary and commission. I told him I would be building his offices out immediately. I asked Connie, "How about moving you upstairs, putting sales and appraisals in the event room and the title company in the sales room? We can use the old sales manager's office for a closing room. We might be getting a new building, but we will have to wait a while for that to happen."

Connie said to Matt, "See what you're getting into? Brad is making changes by the hour."

She turned to me and asked, "The big area is good for me, but it's too big. What will you use the rest of it for?"

I suggested, "How about a large break room, plus a conference room with a big table? We should be able to get one from a used office furniture place. We can buy new chairs, but the table can be used. We're going to need a bunch of desks, chairs, the phones, computer connections, and computers. I'll need your help, Connie."

The woman said, "No problem. I'm getting caught up and between Rebecca and me, we should be able to handle this office move. How fast do you want it done?"

I smiled as I told her, "The legal people will be here sometime Wednesday to set up the title company, and Matt is going to hire a couple of appraisers and a secretary. Make sure you have your salespeople and the new appraisers promote that we now have an appraisal company. All the entities will be profitable if we all work together."

Matt nodded his head. "Okay, let me check the space out and I'll give you a sketch of what I want for that many people."

I liked that he bought into everything, and I was glad I had suggested we make some kind of purchase agreement with him for his business. I also told him to get with our sales secretary, as we had a meeting with the advertising agency tomorrow for radio, TV, and newspaper ads for the developments, but we could also use the media for his listings.

When we went back to the office, I told Matt, "Have someone bring you in so that you can begin driving the Escalade. I have a Ford Escape that's arrived from Florida, so I'm fixed for a vehicle. I want you to drive a fancy car to show our customers we are successful. Your job is to hire and manage salespeople, promote our developments by selling homes, and encourage your staff to obtain listings. You'll want to get involved with the multiple listing service, and any other groups that will help you with sales. Let's do this."

The receptionist was all smiles when we went in. She told me, "I didn't think you would mind, but I used your credit card for sandwiches again today. I won't do that often, but I thought the good will you've been building would be good for a Monday morning and to celebrate a great sales weekend."

"Good thinking, Rebecca. This is Matt Corrigan. He owns Four Leaf Realty that we're acquiring. He will be our new sales manager."

Connie, Matt, and I went to the big room the sales department was in. The sales secretary was finishing her Subway at her desk and smiled as we walked in. She told me, "I'm afraid I'm going to have to agree if you're hiring this guy to be the sales manager. I've known Matt for a lot of years, and he's the kind of man who will do well here." She turned to Matt, "Will you be bringing Willy with you?"

Matt nodded and explained to me, "My secretary's name is Wilma, but everyone calls her Willy."

Ginger, the sales secretary, said, "You'll love her, but I have to tell you that she's a looker, so don't drop your teeth and get caught up in some sexual harassment lawsuit."

Connie told Ginger and Matt, "Brad's nuts if he wants more than what he already has. I seriously doubt he could handle it."

Ginger commented, "Oh shoot, I was ready to put some horns on my old man to give Brad a ride. Oh well, I'll just use him for fantasy time." That made me blush.

Matt said, "Willy is going to fit well in this office. Now show me around."

We looked into the event room where Connie presently had her people. It should handle a large sales group without much effort. Matt said, "Put me a desk in the middle of the front so that I can see everyone. Give me two side chairs. Put the two secretaries just in front of me, each with a side chair, and then line the sales desks up three across with a side chair. It looks like you could easily get eight rows and that would give us twenty-four salespeople.
