Chapter 47

Xander settled in at his new high school. Landon calmed down once he realized Xander wouldn’t steal playing time from him. While Xander didn’t particularly like the guy, they could coexist.

Everyone noticed Olivia’s fallout with her clique. When people learned she wasn’t with the ‘mean girls,’ Addison and Emily, she suddenly had a lot more friends than she’d thought.

Xander benefited from being seen with Olivia. As he predicted, other girls started approaching him. Some were only interested in no-strings hookups, which fit his agenda of not getting serious with anyone for the time being.

The only two exceptions would be for Olivia or Caleigh (aka Smoke Show). Every straight guy, and some not, would date those two.

Pippa held out for three weeks before she called him for more lessons. He wasn’t sure what to make of that, but he liked her enough—besides the sex—that he enjoyed being with her.

He also rediscovered what almost every teen boy and single man endured: masturbation. With Pippa’s helping hand, he’d forgotten the difference between doing it solo and with someone. If he had a vote, with someone was better, hands down—witticism intended. He let Pippa know how much he missed her and appreciated what she did. She was a bit confused but confessed she also missed being with him.

Other than Pippa, only Pam had tried to stay in touch. The old man reminded Xander that this was how it was when he graduated high school his first time around. People had their own lives, and he’d only stayed in touch with a few people. Xander remembered that, in his previous life, Pam had shunned him because of his friendship with Donnie and had assumed that was true of others. But he was finding out that might not have been the case.

Something else was keeping him busy: the construction of the multi-use building on the U of A’s campus. He discovered that Asher had little interest in the project. Because Xander would be one of the owners, Asher had directed his grandfather to ask Xander if he had any questions.

It was through that project that Xander learned the intricacies of building something, thanks to his mom and grandfather helping him through the process. Asher’s only requirement was that Xander let him know if there would be any significant changes or delays. His bottom line was to have it ready to rent for the summer.

Using the AI-assisted design and project-tracking software reminded Xander of upcoming trends, a few of which he made sure to include in the design. The smart home trend would become the norm and would be expected in the coming years. So, accommodations had to be made to allow for future upgrades to appliances and controls for lighting, alarms, heating/air, and more. They would also add charging stations for electric vehicles, another source of income no one had considered.

Other changes focused on energy efficiency and going green. These included induction stoves, improved insulation, triple-pane tinted windows, solar panels, sensors that automatically turned off lights if no one was around, and heat-pump water heaters.

Yet other upgrades were made because the top three stories would be student rentals. The floors would all be stained and sealed concrete. The walls wouldn’t be drywall, but a new synthetic material that was almost indestructible and didn’t need painting. Those changes alone would save money down the road. You could essentially hose the walls and floor down and rent the place.

The final emphasis was on outdoor living. That meant making the most of the roof, part of which would serve as a common area. An outdoor dining seating section was added to the restaurant’s design; it could be enclosed for overflow seating during the winter months.

His three-bedroom unit would be on the top floor, with a split, open floor plan centered on the kitchen/living area. On one side would be the primary bedroom, and on the other, the other two bedrooms. All the other student housing rentals would be set up to hold two to four people in two-bedroom units.

He shared the renderings with Connie to get her feedback from a student’s perspective. She demanded a rental application and wanted to move in immediately, which he assumed meant they were onto something.

Besides the planning, Xander picked up where he left off with building the homes in his former subdivision by helping his grandfather with odd jobs around the campus construction site. Even though he was making money through NIL, it didn’t mean he would slack off. Each dollar earned got him closer to his goal of living comfortably.

But that didn’t mean he would miss out on being a teenager.


After practice, Xander had just showered and returned to his locker. Drake and Landon had lockers in the same row.

“Ask Xander,” Drake said.

“Ask me what?”

“We’re going over to Noah’s and need a fourth to play the latest Halo,” Landon said.

“I’ve not played many video games, so I’m warning you I might not be very good,” Xander said.

“We’re playing a group of middle schoolers who’ve been talking trash. We just need someone to give us four to even up the teams. The three of us should be enough to kick their butts,” Drake said.

“Okay, then I’m in. I just wanted to make sure your expectations aren’t very high,” Xander said.

“You’ll pick it up. Just point your gun and shoot,” Landon said.

“I would prefer that he not frag me,” Drake said with a chuckle.


Xander thought Jack’s place was nice, but by comparison, Noah lived in a palace. Rumors about his family’s money were obviously correct.

Noah was surprised to see Xander show up with Landon, but he was a gracious host. He even took the time to help Xander create his character and run through the tutorial, getting him ready to play his match against the local middle schoolers.

When they finished kicking the kids’ asses, Drake asked, “So, what do you think?”

“I can see why everyone plays these games. It was a great way to kill some time,” Xander admitted.

“Most times, we don’t get together to play; we log on from home,” Noah said.

“How does that work?” Xander asked.

“It’s easier to show you. If you’d like, I can come over and get you set up,” Noah offered.

“Yes, I’d like that,” Xander said, surprised that he meant it.

“I have a question about something else,” Landon said. “Why do you drive a minivan?”

Xander smiled.

“Like Noah said, it’s easier to show you.”

He led them out to the driveway and opened the back door. Xander quickly lowered the middle row of seats and showed them the bench.

“I don’t get the appeal,” Drake said.

Xander held up a finger to slow down the questions and lowered the bench, turning it into a bed.

“Oh,” Drake said.

“This would be a lot better than trying to get head in your Corvette,” Landon said to Noah.

“Try getting laid in the thing,” Noah said.

“Is this where you and Olivia disappear during lunch?” Drake asked Xander.

“I wish.”

“You haven’t tapped that?” Noah asked.

Xander knew of the history between Noah and Olivia, so he didn’t get his back up from his asking.

“Just between us,” Xander said conspiratorially, “my big dick scares her.”

“Tell us another one,” Drake said, laughing.

“You could charge to let someone borrow your van during lunch,” Landon said.

“I’d be willing to pay,” Noah said.

“I’m not sure I want to clean up after that,” Xander admitted.

“What if you didn’t have to clean up?” Noah asked.

“How would that work?” Xander asked.
