Sorry, I slipped into move trailer mode for a second there. Forgive the silliness, but that one sentence summed up pretty much the entire story. It seems that an extremely sexy young woman lives next door to our heroes, and she likes to swing on her swingset totally naked. The couple (mentioned in the trailer) get aroused by the sight and screw like rabbits.

It's an interesting little concept, and well written. However, there is nothing substantial to it. Give it a go if you've got a spare seven and a half minutes. Otherwise, don't bother.
