Jackie and Cassie walked along the paved sidewalk. The afternoon sun beamed down on them and a light summer breeze brushed against their skin.

“I think this place is gonna be a winner,” Jackie said, smiling. “What do you think, Cassie?”

“Probably, but what I’m concerned about is the price,” Cassie rebutted. “It’s one thing to jump on a nice-looking place but I’d rather not pay an arm and a leg for bullshit.”

For the past two weeks, the two had spent their summer searching for a new apartment.

Their current apartment wasn’t perfect but for a time it was bearable ... until the recent surge in crime, the many infestations that led the building to be fumigated 6 times over the past year, mysterious leaks, a toilet spontaneously combusting, things constantly breaking down, a lazy landlord who’d take weeks to cheaply fix an issue.

And finally, a recent 60-day notice from said landlord to all tenants about a $750 increase at the end of their lease.

It was time for the two to move.

Despite this, they were still picky on finding a new place and rightfully so. One wrong move and they could end up in a similar situation or having to pay an exorbitant amount while living in an even worse dump.

Jackie’s expectations for an apartment were simple. An attentive landlord, working appliances, friendly neighbors ... To put it simply, the exact opposite of their current situation.

As for Cassie, she had the same expectations but also wanted more bang for her buck, which led to a bunch of negotiations and haggling that left the pair without a solid choice.

This next building was their last stop. After this, they’d have to make a choice whether they liked it or not.

“If it has a good washing machine, I’d say that’s worth an arm and a leg,” Jackie said, gesturing at her outfit. “I am tired of having to buy new clothes because the washing machine our unit has keeps shrinking them and there isn’t another laundromat nearby.”

In contrast to Cassie’s baggy denim shortalls and T-shirt, Jackie’s flannel wrapped tightly around her upper body and her pants barely reached her ankles while doing a poor job at hiding the bulge underneath. In fact, her clothes were so tight she couldn’t even wear underwear.

“Hmm, tell you what, once we find a new place to move, I’ll eat you out and give you a handy at the same time. AND you can use that neck pillow my dad got me for Christmas. You know the one with all those massage features,” Cassie offered.

It was a deal so perfect Jackie couldn’t refuse. “Deal,” she said with zero hesitation.

“Yes! Cassie the Negotiator strikes again,” she exclaimed, striking a heroic pose. “Her skills are unmatched! Her words shape realities! Her knowledge is infinite!”

“Well then maybe Cassie the Negotiator should put those skills into getting us an actual place this time.”

They finally arrived at the building ... or buildings?

The entire complex took up an entire square block. On the far ends of the block were two 4-story buildings with their own roads dedicated to parking and a courtyard in the center.

“Wow, this place looks nice,” Jackie said in awe. As they walked further in to find the leasing office, they stopped right before the main gate and looked at the sign nearby.

“Hart-Cox Hub,” they read in unison. “A place where people come together.”

They began searching for the main office. As they searched, they took in every detail of the complex.

The freshly paved roads and sidewalks. The perfectly cut green grass. The way each exterior panel on the building impeccably fit together.

All of it.

They walked into the front office to the crisp, rhythmic RUSTLE of papers being sorted and filed. At a nearby table was a woman, bent over sorting through documents. She wore a gray 3-piece pantsuit, and in her current position, it shaped a perfect outline of her backside.

For the next few seconds, Jackie and Cassie just stared. Their eyes fixed on the subtle sway of her hips. Mouths watering at the round rump until a sharp SNAP of the woman’s folder closing brought them back to reality.

“Oh! Hi there! How may I help you?” the woman asked with a smile while adjusting her glasses.

“We’re here for the 2:00 appointment with Angela,” Jackie replied.

“Well, it’s a pleasure to meet you, I’m Angela. Angela Hart-Cox,” she said, shaking each of their hands.

In her late-30s, Angela could be described as a polished woman who took great pride in her work. Her thin glasses fitted neatly on her face, complemented by a confident smile.

Despite being the same height as Cassie, she stood tall, proud as if years of hard work had finally paid off.

“Can I get you anything, water, coffee, snacks?”

“No thank you,” Jackie and Cassie declined in unison.

“All right, sounds good! Well, if you don’t mind me asking what’s gotcha looking for a new place today?”

“To be honest,” Jackie said. “We’re just looking for something better than our current place.”

“Way better,” Cassie added.

“Looking for a major upgrade.” Angela nodded. “I totally get that, let’s check out the space and see if it fits.”

“Alright sounds good,” Jackie said.

The three then left the office and made their way to Building A.

As they walked along the freshly paved sidewalks past the courtyard, they felt the fresh summer breeze brush past them.

With a much better view of the modern style of the apartment buildings, Jackie and Cassie stared in awe.

The dark gray panels. The clean black balconies. The tall, uniformly spaced windows.

The buildings alone made the place look far nicer than its price range suggested.

“This is a really nice place,” Cassie commented.

“Thank you,” Angela said. “I inherited the property from my uncle after he passed five years ago and started redeveloping it.”

“Given its proximity to the city AND the suburbs, it’s prime real estate to capitalize on. It’s a shame that it hasn’t been realized until now, by yours truly,” she boasted.

Jackie glanced at the building behind them. “What about that one?”

“Building B? Its construction’s almost done, mostly interior work, then it’s ready for the market.”

“What about you two? Tell me a little bit about yourselves.”

“We’re just two besties sticking together as we work through college,” Jackie said plainly.

Angela’s eyes widened. “Ooh college, impressive. What are you two going for?”

“Well I’m going for mechatronics,” Jackie answered. “Automation is a growing industry and there are so many career options available.”

“Impressive!” Angela turned to Cassie. “And you?”

“I haven’t decided yet.” Cassie shrugged.

They walked into Building A, where the natural combination of light breeze and sunny heat gave way to a quiet, soothing flow of cool air throughout the building’s interior. Once all three were inside they started for the elevator.

“There’s nothing wrong with not having a plan yet,” Angela said understandingly. “Sometimes a few of us need more time to find our passion in life. Trust me, I learned that the hard way. You just gotta use this time to live, learn, and figure out what fits you.”

They entered the elevator and rode it to the 4th floor. Angela led them down the hallway to the east corner of the building. The soles of her flats left an audible CLACK as she walked, her slim hips swaying side to side in tempo with her quickened pace.

“Here we are, Unit 4D,” she said, gesturing toward the door.

“This is my favorite part of the tour.” Angela grinned. “The space is the same but everyone’s reaction is always different. Positive but different.”

Angela opened the door, letting Jackie and Cassie inside first. The moment they crossed the threshold they froze, eyes wide at the space in front of them.

It was bright. Blank. Big.

“So much fucking room!” Jackie blurted out.

“I know right!” Cassie chimed in. “This whole room is almost as big as our current apartment.”

“Well, I’m glad that you’re impressed so far.” Angela beamed. “However, this is just the living room.”

“Every single wall in this apartment is light gray, way better than the white that you see in typical places,” Angela bragged. “Seriously, white is outdated and overrated. It only looks nice, then give it a week, a month, a year and suddenly scuff marks and scratches start showing. Gray is the perfect balance of longevity and style.”

She walked into the apartment, her flats making a low CLOP against the floorboards.

“And this floor. Every board with the exception of bathrooms is sterling oak and underneath it is a high-density acoustic rubber that reduces sound between floors so you don’t need to worry about irritating the neighbors downstairs.”

“No carpets?” Cassie asked.

“Absolutely not!” Angela exclaimed. “Just like with the walls not being white, carpets are terrible. They don’t last as long as hardwood so they need to be replaced every now and then. They’re a pain in the ass to clean. They stain easily and they can lower the property value of a space. Although that last part is a personal nitpick.”

“But if you have any questions about painting or carpets, we can discuss that further after the tour.”

“On your left is the laundry room,” Angela said, pointing toward the door. “Follow me.”

They walked into the compact laundry room, but there was still enough space in front of the washer that allowed them all to fit in comfortably, even with Jackie’s larger frame.

“Alright, so here we have the washer and dryer preinstalled with some linen shelves on the wall adjacent to them.”

“The washing machine doesn’t shrink clothes randomly, does it?” Jackie asked without thinking, her face tightening as she eyed the machine.

“Umm ... No.” Angela paused, staring at Jackie for a tick. “Anyway ... let’s get on with the rest of the tour.”

The three walked back out into the living room. “Right here is the HVAC closet, and next to it is the guest bathroom.”

After skimming through those rooms, Angela turned their attention toward the kitchen.

They walked into the kitchen, taking in the view. Natural light flowed into the room, washing over the different shades of gray, accentuating the apartment’s modern design.

The kitchen had most of what you would expect: a raised bar next to the walkway, with the sink and dishwasher tucked behind it. On the wall adjacent to it was a four-burner oven. Across from it stood the fridge. And finally, the countertops and cabinetry filled the spaces beside the appliances.

“So, the walls, light gray. The floor, sterling oak. The appliances, all stainless steel,” Angela summed up. “And the countertops, made of a dark gray quartz with white veining. It’s pretty much the perfect counter: scratch-resistant, stain-resistant, and easy to clean.”

“You sure do have a thing for gray,” Cassie said.

“Because gray is the superior color,” Angela stated, readjusting her glasses. “Modern. Balanced. Timeless.”

“Wouldn’t you agree?” she asked with a slight twitch in her eye.

“She’s got a point there, Bonfire,” Jackie agreed, admiring the interior design. “I am really liking this gray. It feels really modern.”

“See, now you’re getting it,” Angela said. “Let’s head out to the balcony.”

Angela led them out to the balcony where they were once again met with the nice summer breeze from earlier, as well as the same summer heat.

“Wow!” Jackie said as she looked around the balcony. “A balcony. An actual balcony. Think of what we could put here.”

Angela grinned at Jackie’s excitement, all while Cassie simply eyed the shiny tiles.

After taking a look at the balcony they went back inside to the final part of the tour.

“Are you ready? This part of the apartment’s design is my pride and joy, and I think you’ll like it too,” she said, gesturing at the doors on each side of the small corridor.

“What makes this part special?” Jackie asked. “I’m assuming these are just two bedrooms, right?”

“Correct, these are two rooms,” Angela confirmed, her face glowing with enthusiasm. “However, this is a Jack and Jill setup. The rooms are perfectly and evenly structured and built to one another, connected by a shared bathroom.”

Jackie and Cassie looked at Angela, puzzled.

“I can see you look a little bit confused so let me show you the rooms.” They took the door on the left.

“Ta da,” Angela announced as she revealed the first bedroom.

Bright. Blank. Big.

The three strolled throughout the empty space. Its two large windows allowed the daylight to shine on the same sterling oak floors, light gray walls and the long reach-in closet nearby.

“Wow,” Jackie said, her voice leaving a slight echo as she looked around. “And both rooms are this big?”

“Of course,” Angela replied, standing next to another door. “And this door leads to the bathroom.”

She opened the door and turned on the light to a small yet accommodating room with light gray patterned tiles, dark gray cabinets and another quartz countertop.

“Ok, on our right, the bathroom has a double vanity and behind this door on the left is where the toilet and shower are, so in case one of you is getting ready and the other is using the bathroom there’s enough privacy without having to compromise, plus I love the double vanity.”

Angela then opened another door across from the vanity, revealing both a toilet and shower. The only pure-white fixtures in the apartment thus far.

“Imagine Jackie ... You just woke up. You walk into the bathroom to a side view of Cassie’s red hair. You guys effortlessly go through your usual morning routine, freshening up, showering, you name it. No butting heads or fighting for bathroom time.”

“Nice scenario except Cassie likes to sleep in,” Jackie said. “But honestly, I’m just glad that this bathroom is so roomy. Way better than our old place.”

After a few minutes exploring the bathroom, they stepped through the next door, leaving the bathroom behind as they entered the second bedroom.

Once inside they saw the room as a near-perfect mirror of the first bedroom. After some looking, they exited the second bedroom, walking back out into the living room.

“And that’s the end of the tour,” Angela announced. “So, after seeing the space what do you think?”

“Impressive, you really pulled out all the stops making this place.” Jackie nodded in approval.

“Oh thank you,” Angela beamed with delight.

Looks like these two really like this place. Angela thought to herself. They’re a sweet pair, I almost feel a little guilty, thinking about charging so much for it. Maybe I shouldn’t overdo it. Just enough to maximize my ROI.

“What do you think about this place, Cassie?” Jackie asked. “You’ve been less chatty ever since we got here.”

“Oh, it’s great. Really great,” Cassie replied. “Just one question, though.”

“Ask away,” Angela said.

“How much does a place like this cost?”
