Chapter 14

On the flight to Columbia, South Carolina, Paul Roman was thinking about this new program of having investors invest with KAR Enterprises that Jason had proposed which was approved. Overall he could see the benefits of doing this but there could be some problems when it came time to sell the property as to the realtor’s commission if there was one involved. There could also be a problem with what the asking and selling prices should be. A properly drafted agreement between KAR and the investor should handle those aspects and eliminate any conflict. He made a note to mention this to Staci Hathaway and see what she says should be contained in the agreement we enter into with a co-investor. He thought he would ask her to draw up a specimen agreement that he would present at the next staff meeting.

Paul had phoned Debbie the day before and said he was coming there. She sounded happy to hear him say he would be there. She also said she would save his company some expense money, which meant he could stay with her at her condo. She had given him the code for her digital door lock a while ago. She said she had a few showings which would make for a busy day for her and she would see him later.

His flight to Columbia was delayed for some unknown reason which resulted in a late four-thirty arrival time. After renting a car he drove directly to Debbie’s condo.

She was not home yet and he wanted to do something to occupy his time till she came home. He looked into the refrigerator freezer and then the kitchen cabinets and pantry and found all the items he needed for spaghetti and meatballs. He proceeded to make this meal along with chilling a bottle of wine.

Debbie walking into her condo said she could tell he was cooking something right before she put her arms around him and kissed him. She said that it was a nice surprise to find him making dinner.

During the meal, Paul mentioned to her this new program of people being able to invest with KAR in purchasing properties along with the requirements. He could see by the expression on her face she was thinking of what properties she was aware of that she could go into partnership with KAR to purchase.

“Boy, you are just full of surprises with making a meal and now telling me how I can invest with KAR on purchasing some properties. Since KAR is going to be doing this partnership type of investing, I can see where it might attract other investors to invest with them.”

“What do you mean?”

Once the word is out that KAR will partner with people who want to purchase properties, but don’t have sufficient funds, I think there will be an influx of people wanting to do that. I would think there are businesses that do this property partnering already but I am unaware of who they are, so once the word gets out that should attract co-investors. Their having skin in the game and either party having the vote to sell should eliminate partnership problems. I might consider doing this on a property I already have in mind that you can check out while you are here.

After the meal was over and the dishes were done, they sat on the couch sipping what remained of the wine. The television was on but they weren’t watching what was being shown. When they put down their glasses, Debbie cuddled next to Paul and he put his arm around her.

He had been given some serious thought about his and Debbie’s relationship which caused him to say, “I know you are a successful realtor here, but I think you could be a successful realtor no matter where you live. Austin is a growing area and I think you could do well there as a realtor.”

Moving a little away from Paul to be able to look at him she said, “Paul, what are you saying?”

“I guess it’s my way of saying that I would like for you to move to Austin and live with me. If you did that we can make our living together a permanent legal relationship. In other words, I am asking you to marry me.”

She now moved further back from Paul saying, “I am successful because of the contacts, friendships, and repeat customers I have made here over time. That does not happen overnight and I don’t have any plans on giving all that up and moving to Austin and starting over.”

The disappointment in Debbie turning down his proposal must have shown on Paul’s face.

She saw the look on his face and waited for a few seconds before she said, “The alternative to what you are suggesting is that you move here from Austin. From what you tell me about your work, is it really necessary that you live in Austin to do what you do? You spend quite a bit of your time on the road finding and looking at properties. Can’t you do some of what you do when you need to be in Austin for meetings virtually? You tell me Kevin Reeves holds his meetings sometimes virtually. If it is necessary for you to physically be there, you could always fly there for a short time. You should know that I would like to make our arrangement a marriage as I do love you. I know you are a nice man. Now..., how about we go and seal this deal with more than a handshake.”

The disappointment that showed on Paul’s face changed to a smile as he rose and walked with Debbie to her bedroom. Her suggestion that he could move here and do things virtually or fly in for a day to Austin seemed doable and he would check with Ralph on doing that. In the bedroom, they undressed and then they made long and caring love. The both of them were sealing the deal as Debbie referred to it.

There was no rush to get to the main event as there was quite a bit of kissing and caressing before that happened. He knew she enjoyed receiving oral sex and he enjoyed giving it. He could tell that by how her hands on his head alternated between directing him and applying some pressure when she was climaxing along with her thighs pressing on his ears.
