IBooks lost but not forgotten

So officially my iPod Touch has died a slow and agonizing final death. Over the years I've hunted down and replace a lot of the books that I had on there but now that I can't go back and reference anything I'm stumped on a book title and author for a series about a vampire from Britain Who currently lives in Massachusetts and works as a detective. He lives at a boarding house run by a older lady who owns it. She takes custody of her daughters kids. Her grandchildren come to stay with her becausethe daughter is a horrible mother whos neglecting her own kids. And stole money from her oldest daughter's bank account. Romance and sues between the granddaughter a High School teacher and very old vampire that's not normal vampire. And somewhere along the way a teenager from the neighborhood gets adopted by them and I think it's called a guardian because of a birthmark by his belly button. I want to say I picked up the book around 2010 if you ever take.

Sorry if it's a very confusing description this is all I can remember off the top of my head. I know it's part of a book series. Can anyone help me out any ideas would be appreciated.

If you synched your touch to your computer, you might still be able to find the epub. IF it's from the Apple Books store, you might have to find a way to get around the DRM... Or you could get an ipad and re-download your book from the store.

Just for clarity, is this a book you likely found on SOL or another online story site, or could this be an ebook version of a dead tree/ trad.pub. book?

Just looking at google - there are several vampire detective books/series but not set in Massachusetts.

Guessing from your "confusing description", this may be a long shot: Wen Spencer's The Black Wolfes of Boston.
Some things match, but far not all.
This is the books description:

I don't remember much about the book, I read it when it was published in early 2017.

Also, the first thing I thought of was An Old Friend of the Family (1979) by Fred Saberhagen, but it doesn't really fit. The titular Old Friend is Dracula, come to America to find the kidnapped son of a family he's connected to.
