Short description: during a heat wave, our protagonist is the only person in the neighbourhood with a pool. He uses it as leverage to manipulate his neighbour into a (mostly consensual) relationship. Along the way he has dalliances with several teenagers and it is the mother of one of these teens who needs our hero to provide her with Master services.

Accidental Master by sir galahad. Here or maybe lit. I enjoyed it. Papatoad has one called "Seven Year Wife" but no bdsm . MC gets a sub to take care of for 7 years while her owner has to leave the country for 7 years and makes her his vanilla wife.

Stray Kitten by Wes Boyd, unfortunately not on this site. She wants him to dominate her, he is only prepared to do that up to a point and she has to accede to his wishes.

There were a few stories of that type by Ivan the Terror (not here -- you would need to dig into archive.org for those, I believe), but they generally ended up being wish fulfillment MC stories after the MC got used to it.

MC -- mind control, main character, depending on context.

E.Z. Riters "My inhertance" rings a bell. I think im going to re-read it.
