Solved: Path to Glory by Brendan Buckley
Make MC loses parents just as leaves for college, finds a flat with a couple with pool. Has a small sports car (old, knackered), has golf scholarship? Plays golf for school and while on competition he meets "Pro" tennis player girl and starts relationship. Also has some with relation to flat owners. Pretty sure something bad happens to him and has to recover (but maybe wrong).
You may be thinking either The Outsider or the sequel, Flawed Diamond by Jay Cantrell.
I can't remember in which, but doesn't he go to Kentucky, meets the Golf player while in Florida?
I was still wrong, he meets a soccer player, and not in Florida... I was ALL KINDS of wrong on this one.
No definitely not these (love them) as MC was definitely a golfer. Kentucky or something like that sounds about right.

I think THIS is the one I was thinking about, but confused it with Jay's stories... sheesh, Path to Glory was a good story too.

Looked and this one defintitely ties it back to closest of what I was thinking of matches it most closely except for Golf/Tennis mismatch for the girl.
Will have to re-read and see where I got the mistakes from - but suspect mismatched somewhere along the lines.

That would have been the obvious answer, except that nobody in that story plays tennis. The MC is a quarterback who also plays golf quite well, although that is not how he meets "the girl".
