sounds like a part of one of those kids in school stories I read where he's also a photographer and he gets a neighbour lady to front for him because he's not old enough to legally operate a business while he's a great photographer. Now to remember the story. I think he ends up going to college and buying a small condo to live in while there. Do that sound familiar to you?
The more I think on this the more I think he rented the condo, but he had major renovations done. It was 4 units, 2 up and 2 down, and he was downstairs. He did a lot of professional glamour shots and nude photography.
If it's the one I'm thinking of, isn't there incest involved too? aubie56 springs to mind as the author, but I'm not familiar enough with the search facilities to check for certain :(

Just finished re-reading it, and that is not the story I was thinking of. In Banner Year Cal gives up photography before he finishes high school, in the story I have in mind the main character is still taking quality photos at college.
edit to add: there's one scene where he wants to take photos in the indoor swimming pool due to the light there. he swims early in the day as part of his exercise regime at college and some think he's on the swim team when he isn't.

another I may have to re-read all of to check it out.
The condo he lives in for most of his time at college is just off the campus, it has 2 units on ground level with 2 units above those, and similar block beside it. His unit has a backyard pool. The condo owner is an older woman and she agrees to renovate the condo for him, and then does similar work on the others. He gets on real well with her. He has a lot of his photos hanging up in his condo as artwork.

good for you, but it's not the one I was thinking of, and now you've got me wanting to read that one again.
Interesting. I found Lara easy enough but when I went to Nick's page, it wasn't there. I ended up putting it in my library and going to story details in order to download it to my iPad.

All of SmokingDriver's stories are well worth reading. I think the pen name comes from his golf powers with a one or two wood, the driver. Your mileage may vary, I liked the first Hindsight book the best and version four the least, where the hero of the first three was just a character with a younger character as hero. The hero's success got harder and harder to believe. But enjoy them all. Readers who haven't read them have a treat coming when they do. (Does this count as a review?)
