Hello Again,

I have been trying to recall the stroy all day, but i only have a few details to go on.

What I remember is the MC, or possibly a group of MC's looking to purchase a property owned by a couple in financial trouble who are going to lose the house. When they go the first time The Husband ruins the deal, the wife invites them back later and they end up settling on a deal.

Later in the story they invite friends over, and they don't really believe they own this nice house. I believe they house might have been gated.

I believe the MC was some sort of sports player.

IIRC teens start renovating and flipping houses. Old brother and sister own an inherited house, teens offer to renovate and flip it. Brother has hang ups on price, hang up on girls doing work, etc. Eventually goes ahead.
By the end of the book each of the teens owns their own home and is amazed that they do. No gated community, but in a university district. No sports stars. Its a do-over, so there is a lot more going on.
