OK, so it's neighbors. the girl agrees to do what ever the boy says to do for a year. One of their adventure is at the beach and he covers her in sand, steals her bikini and writes in the sand. now she wasn't wearing sun block so the words burn through.
The relationship develops into a more BDSM one. I think there's a hidden room at the parents house but it hasn't been opened since the father died. the daughter and mother 'submit' and the boy becomes the master of the room and them.
there are a few other females who drift in and out of the inner circle including the boy's sister.
